Pay at Closing covers approved upgrades—from paint, flooring, and landscaping to HVAC, a new roof, and new light fixtures—with no upfront payment from you. The actual approved costs are repaid from your proceeds at closing. No interest. No markup. No program fees.

Most listings get three things: a sign, an MLS entry, and hope.
Buyers decide in the first thirty seconds whether a home is worth their offer. Tired paint, worn floors, and an overgrown yard cost sellers real money at the negotiating table, and most agents' only answer is "price it lower." Mine is different.
The usual approach
- Put it on the MLS as-is
- Place a sign in the yard
- Wait, then drop the price
- Leave the upgrades to the buyer, and pay for them in the offer

This program is for homes where the right upgrades change how the home shows and sells, and where the numbers support doing them. Not every home qualifies, and that's the point.
Not showing its best yet
Dated or worn finishes. Paint that’s seen a decade. Floors that photograph badly. A roof or HVAC system a buyer will flag. A yard that needs attention. Homes where the right upgrades make the biggest difference.

Built around your home
Every home is different. If an upgrade improves how your home shows and sells, and the numbers support it, it can be reviewed for approval. If something doesn’t make sense for your home, I’ll tell you plainly.

Every step is in writing before anything begins. You approve the scope, the budget, and every invoice.
Home review
We walk the home, look at comparable sales, and run the numbers: what each upgrade costs and what it does to your net.
Scope and budget, in writing
You approve exactly which upgrades happen and the dollar cap. Nothing is added without your signature.
I fund it and run it
I pay the licensed crews directly and manage the schedule so the home is ready for photos on time.
You inspect and sign off
Invoices are paid only after the upgrades are completed and you're satisfied.
Repaid at closing
The actual approved costs come out of your proceeds on the settlement statement. No interest, markup, or fees.

You'll see three things before you sign anything: the approved upgrade list with each cost, the total cap, and a seller net sheet showing the repayment at closing. If the math doesn't make sense for your home, I'll say so.
I don't quote sale-price increases and I don't promise a faster sale. Market, pricing, and condition all decide that. What I control is how your home shows on day one, and whether you have to write a check to get it there.

Does every home qualify?
No. The program is for homes listed with me where the right approved upgrades make a real difference in how it shows and sells. I'll tell you on the first visit whether yours fits.
What does it cost me?
The actual approved cost of the upgrades, repaid from your proceeds at closing. There is no interest, no markup on contractor invoices, and no program fee.
What if my home doesn't sell?
Approved costs remain repayable under the written agreement. We talk through that timing before anything begins, not after.
Who picks the contractors?
I bring licensed, insured crews I've used before. You approve the scope, you inspect the finished upgrades, and nothing gets paid until you sign off.
Can I do just one thing, like paint?
Yes. The review is about finding the upgrades that matter for your home, not a fixed package. Sometimes it's only paint and a yard cleanup; sometimes it's a roof.
Will this get me a higher price?
I won't promise that. Presentation protects your price and widens your buyer pool, but the market decides the number. What you get is a home that shows at its best without an upfront bill.
